FORE Partnership Lands 30,800 sq ft Letting to Sage at TBC.London

FTSE 100-listed global tech business will occupy two floors at London’s latest low carbon office building

FORE Partnership has agreed a pre-let with The Sage Group plc for 30,800 sq ft of workspace over two floors at TBC.London, with Sage set to move into the innovative low carbon office development in November 2025.

Sage, the leader in accounting, financial, HR and payroll technology for small and mid-sized businesses, is Britain’s biggest listed tech company and employs more than 10,000 people globally. Completing this winter, TBC.London will provide Sage with highly sustainable, wellbeing and inclusive focused workspace in a prime position on the south bank of the River Thames, overlooking Tower Bridge.

Operating sustainably is deeply integrated into Sage’s business, with a commitment to halving its emissions by 2030 and becoming net zero carbon by 2040. TBC.London will support Sage’s aim to achieve this target.

As a deep refurbishment of an existing building, TBC.London has preserved the embodied carbon in its foundations and structure, saving approximately 4,600 tonnes of carbon compared to a new build. The building avoids fossil fuels by using 100% electric heating and cooling systems, with renewable energy sourced from on-site photovoltaic panels and externally from solar, wind, and biomass generators.

Efficient technologies like heat pumps and smart building management systems reduce the building’s energy demand in the first place. TBC.London is targeting EPC A, a NABERS Design for Performance score of 5.0 stars, and BREEAM Outstanding, the highest possible environmental assessments.

The 110,000 sq ft building, designed by Stiff + Trevillion, is also targeting WELL Platinum, the highest rating under the healthy building certification programme. It has already achieved a Platinum ActiveScore rating and premium cycling and changing facilities are accessed via a dedicated entrance. All tenants of the building have direct access to outdoor space through balconies and a spectacular new rooftop terrace with a club room and river views.

A key part of the strategy for TBC.London is to create space where future tenants like Sage can come together with social enterprises and community groups to build stronger relationships within the local area. To actively target this outcome, FORE has created an Urban Village Hall on the ground floor, a flexible 3,500 sq ft social and cultural space set up to welcome social enterprises, community groups, schools, and others active in a wide spectrum of challenge areas from education and art to mental health. The Urban Village Hall will be available for the local community to use free of charge.

Close to London Bridge station, Tower Hill tube, as well as St Katharine's Pier, TBC.London has great connectivity within and beyond London.
